

The scheme, brought forward by Bmor, Cedarstone Capital Partners and Cheyne Capital and designed by world-renowned architects Pilbrow & Partners, will deliver:
- 1,097 new homes (35% affordable), including 122 policy-compliant social rent homes
- 1,164 next-generation co-living apartments
- 699 student homes, with 35% affordable provision
- Over 2m sq ft of new living and amenity space
- 43,000 sq ft of biodiverse green public space – a 64% uplift on the 2016 consent
- New cafés, restaurants, bars, community facilities and potential healthcare space
Buildings will range from 3 to 69 storeys, with the development unlocking further affordable housing delivery across Lambeth.
Concilio was delighted to lead on the political engagement, community consultation and communications for the project. Appointed in March 2024, we designed and delivered a comprehensive three-round consultation programme that shaped the final proposals now submitted. Our approach ensured the applicant team engaged extensively with residents, businesses, local councillors, community groups and Lambeth Council.
Across three rounds of consultation in July 2024, November–December 2024 and June–July 2025, Concilio:
- Developed and managed the dedicated consultation website, which received thousands of visits across the consultation period.
- Designed and delivered public exhibitions, drop-in sessions, VoxPop community liaison forums and stalls at local events, including Vauxhall City Farm’s Christmas Market and Vauxhall Primary School’s Summer Sizzler.
- Organised briefings with local councillors, the MP for Vauxhall and key community organisations.
- Ran a targeted social media campaign reaching more than 100,000 people locally, alongside distributing 15,000 flyers to residents in Vauxhall.
This robust, transparent and inclusive consultation allowed the project team to incorporate community feedback at every stage of design development. The result is a flagship masterplan that delivers new homes, affordable housing and public benefits, while addressing local priorities.
